- Tenant Marketing and Advertising: All advertising is designed to attract a broad, diverse applicant pool. We do not use language or images that discourage or exclude applicants based on protected characteristics.
- Application and Screening: All applicants are evaluated using consistent, objective criteria including income, rental history, and creditworthiness. The same screening standards are applied uniformly.
- Lease Terms and Conditions: We offer equal terms, conditions, and privileges of tenancy to all residents without regard to protected characteristics.
- Maintenance and Repairs: Maintenance requests are prioritized and addressed consistently for all residents.
- Lease Renewal and Termination: Decisions regarding lease renewals, non-renewals, and terminations are based solely on legitimate, non-discriminatory business reasons.
- Property Owner Services: We do not selectively market or steer property owners toward or away from particular neighborhoods based on the demographic composition of those areas.
Reasonable Accommodations and Modifications
We comply with all reasonable accommodation and modification requirements under the Fair Housing Act for persons with disabilities. This includes:
- Granting reasonable requests for exceptions to policies, practices, or procedures when necessary for a person with a disability to have equal opportunity to use and enjoy a dwelling.
- Permitting reasonable physical modifications to the property when necessary for a person with a disability, subject to applicable law and property owner approval.

Complaints to HUD must generally be filed within one year of the alleged discriminatory act. Complaints to the Florida Commission must generally be filed within one year as well.
Non-retaliation
We strictly prohibit retaliation against any person who files a fair housing complaint, assists another person in filing a complaint, or participates in a fair housing investigation or proceeding. Any employee or agent found to have engaged in retaliation will be subject to disciplinary action up to and including termination.
Training and Compliance
All Avenir CoLiving Property Management staff and agents involved in property management activities receive regular fair housing training. We periodically review our policies, advertising, and practices to ensure ongoing compliance with all applicable fair housing laws.
