How quickly are maintenance requests addressed?
Emergency requests are triaged within 30 minutes and a vendor is typically dispatched within 4 hours. Non-emergency requests are usually addressed within 24–48 hours. Our average response time across all requests is under 4 hours.
Do you handle preventive maintenance?
Yes. Every property receives quarterly inspections covering HVAC, plumbing, electrical, appliances, roof, and exterior. We also coordinate seasonal maintenance including gutter cleaning, HVAC filter changes, pest control treatments, and landscape upkeep.
How are maintenance costs handled?
Routine maintenance and minor repairs are covered within your management agreement. Major repairs above a pre-agreed threshold require owner approval before work proceeds. All costs are documented with invoices and photos in your monthly owner statement.
Can I use my own contractors?
Yes. If you have preferred vendors, we'll coordinate with them directly. However, our vetted vendor network typically offers 15–20% lower rates due to volume pricing and established relationships.
What about hurricane preparedness?
All Florida properties on our platform receive a hurricane preparedness assessment. We coordinate pre-storm preparation (shutters, yard clearing, water cutoff procedures) and post-storm damage assessment and emergency repairs.
